Thermal imaging
FLIR-grade thermal camera to map pipe runs under floors, identify cold loops, locate suspected leaks behind walls, and verify even heat output after a repair. Reveals what a screwdriver cannot.
Cheshire's Specialist UFH Service
Honest, methodical fault-finding for underfloor heating systems and air source heat pumps that aren't behaving, leaks, cold rooms, error codes, noisy operation, runaway bills. We diagnose before we quote, and we tell you the minimum that actually fixes it.

Overview
When a wet underfloor heating system or heat pump misbehaves, the symptoms (cold room, error code, leak, high bill) are rarely the cause. The real cause sits behind a manifold cabinet, inside a refrigeration circuit, under a buffer tank, or in a control schedule that was set wrong on commissioning three years ago. Diagnosis is where the value is, the repair is usually the easy part.
We are routinely called in by homeowners, other plumbers, and even other installers when a system has defeated the first attempt. We bring proper diagnostic kit, thermal imaging, refrigerant gauges, manifold flow rigs, controller-specific software, and a method that catches the actual fault instead of treating the most visible symptom.
If your underfloor heating is heating some rooms but not others, your ASHP is throwing a code and bills are climbing, you can hear water rushing somewhere it shouldn't be, or your last engineer has stopped returning calls, this is the work we do every week.
The Cost of Getting It Wrong
The single most expensive thing a homeowner pays for in heating work is a guess. We have replaced compressors that didn't need replacing, broken out slabs to find no leak, and re-zoned controls that were perfectly configured, all because the previous diagnosis stopped at the first plausible-sounding answer.
An ASHP compressor swap is a £3,500–£5,000 job. We've twice now found the actual fault was a £180 expansion valve after another firm had quoted for the compressor.
A 'leak under the floor' that's actually a weeping manifold fitting can cost tens of thousands if diagnosed wrong. We pressure-test, thermal-image, and trace before anyone cuts concrete.
An undetected fault on a heat pump can quietly add £40–£90 a month to a winter bill. Over a single heating season, fault detection pays for itself many times over.
Treating a cold-room symptom as 'low water pressure' without checking actuators, flow rates, or controller addressing.
Blaming a heat pump for high bills without checking weather compensation, schedule, or hot-water mode timings.
Replacing thermostats when the underlying issue is a stuck actuator or a wiring centre relay.
Topping up refrigerant on an ASHP that doesn't need it, masking a leak that gets worse next month.
Quoting for repair before diagnosing the cause, then changing the price upward once on site.
Our Process
Every project is handled by the same engineers, from first survey through final commissioning, and we're the team you'll call for service for the lifetime of the system.
We capture symptoms, model details, install age, and any error codes before booking. Half of all faults are narrowed down before we leave the workshop.
On-site investigation with thermal imaging, manifold flow testing, ASHP electronic diagnostics, control system review. Fixed diagnostic fee credited against the repair if you proceed.
Plain-English fault report: what's wrong, why it's wrong, and the minimum work that fixes it, usually with a do-now and a do-later option.
Repair quoted as a fixed price before work starts. We carry common manifold spares, controller modules, and ASHP service parts so most repairs are completed in one visit.
Repaired system retested against original commissioning data where available. We follow up at 2 weeks and 8 weeks to confirm the fix held.
What You Gain
We never quote a repair until we've identified the cause. You pay a fixed diagnostic fee, credited against the repair if you go ahead.
We fix the underlying issue, not the visible symptom. Lower lifetime cost, longer system life, fewer repeat visits.
Mitsubishi, Vaillant, Daikin, Samsung, NIBE, Grant ASHPs. Heatmiser, Hive, Honeywell, Loxone, Tado, Nest controls. One number, any system.
Diagnostic, contain, and repair in a single visit where parts are in stock. Common spares carried on every vehicle.
Every diagnostic visit ends with a written report, useful for insurance claims, warranty submissions, and future reference.
2-year workmanship cover on every repair, with the manufacturer warranty preserved on any parts fitted.
Technical Detail
The diagnostic kit and the method together are what separate a useful visit from a guess. Here is what we bring to a typical fault call and what we use it for.
FLIR-grade thermal camera to map pipe runs under floors, identify cold loops, locate suspected leaks behind walls, and verify even heat output after a repair. Reveals what a screwdriver cannot.
Calibrated flow meters and pressure gauges across each loop to identify partial blockages, actuator failures, and out-of-balance loops. Documented readings filed with your record.
Manufacturer-specific service tools (Mitsubishi Maintenance Tool, Vaillant vrnetDIALOG, Daikin Madoka diagnostics) plus refrigerant gauges and amp/voltage testing. Real fault codes, not guesses.
Isolated pressure test per zone at 6 bar to confirm or rule out pipework leaks before anyone considers floor break-out. We have prevented more slab break-outs than we have performed.
Surprising number of 'system faults' are mis-configured schedules, mis-addressed thermostats, or app accounts owned by someone who has moved out. Always checked before mechanical investigation.
Commercial systems add BMS integration, multi-zone interaction, and tenant-comfort sensitivity. Domestic adds family logistics, heat back on the same day where possible. Same method, different priorities.
FAQs
The questions Cheshire homeowners and contractors ask us most before a job. If yours isn't here, call 0161 531 1141, we'll answer it plainly.
Fixed diagnostic fee: £165 for UFH systems, £225 for ASHP. Both credited in full against the repair if you proceed. We never quote a repair until we have a confirmed diagnosis.
Service plan customers: same week in business hours. Non-plan diagnostic calls: booked into our standard schedule across Cheshire and South Manchester.
Yes, most of our diagnostic work is on systems we did not install. We document existing condition before any work and submit clean records for your warranty trail.
We carry common manifold spares, actuators, wiring centres, common ASHP service parts, and standard controller modules. Most single-fault repairs complete in one visit.
No, we are MCS-accredited and a recognised repair partner for the major manufacturers. Warranty trails are preserved and documented.
Often yes. Give us the model and the code at booking, we'll narrow probable causes before we arrive and bring the most likely parts. Saves a return visit.
We'll lay out options: minimum-cost repair, full restoration, replacement. You decide on the basis of cost, age of system, and how long you plan to stay. We don't push the most expensive route.
Yes, diagnostic reports formatted for insurance claims are part of our standard documentation. We deal directly with loss adjusters where helpful.
